VESPA Italian Kitchen & Bar to open in Tritec Station Yards

VESPA Italian Kitchen & Bar, a popular restaurant in downtown Farmingdale known for its authentic Italian cuisine and lively atmosphere, has leased 5,940 square feet in Tritec's Station Yards development in Ronkonkoma.

The leasing brokers for the landlord and tenant
were Maria Valanzano, Steve D'Orazio, and Jake Horowitz of Colliers.

"I've been hesitant to expand the VESPA Italian Kitchen & Bar concept, that is, until I was introduced to the Station Yards project. I was, and still am, in awe of Tritec's vision and execution of building an entire
downtown area that will benefit Ronkonkoma and all of Long Island."

"VESPA has been extremely blessed to be in Farmingdale Village, where we were welcomed with open arms. I hope to build a similar rapport within Ronkonkoma and the adjacent communities. VESPA
highlights authentic Scillian recipes from my hometown of Castellammare Del Golfo, utilizing high-
quality imported ingredients. Our diverse menus offer options ranging from a brick oven pizzette to a dry-age steak, including gluten-free, vegetarian options, and moderately priced wines. We offer our own
private label of Cabernet and a locally brewed Italian-style pilsner under our Benedetto and VESPA
brands. We strive to create a fun and inviting dining experience, focusing on hospitality and customer
service. I am excited about expanding our VESPA brand to Station Yards."

Station Yards is a transformative project developed by TRITEC, creating a vibrant new hub for Long
Islanders. Along with 1,450 apartments, 195,000 square feet of retail space, and 360,000 square feet of commercial space, Station Yards is creating thousands of jobs and housing options at the busiest train station in Suffolk County. TRITEC completed the first phase of 489 apartment homes, Alston Station
Yards, in 2021. The current development phase, which is expected to be complete in 2024, includes:

· 388 apartment homes.
· 70,000 square feet of retail space.
· 16,500 square feet of office.
· Public plazas

VESPA Italian Kitchen & Bar is scheduled to open in the spring of 2024.
